Every roofer will eventually come into an ac related leak. It can result from clogged drain line and pan, faulty filter, motor or capacitor failure or just a refrigerant re charge needed. Most Comercial roofs have steel deck and metal decks runs parallel to structural beams, so it’s not uncommon to find a leak from X source and religiously spreading as such to resemble two separate leaks, taking consideration of structure, material, pitch, most Comercial leaks are from one source and can appear as two leaks but in reality are a result from result of poor Maintenance to Ac , poor detail to ac curve flashing, or ponding behind the unit if it exceeds 23” across, a cricket saddle is needed,Yearly ac maintenance is recommended for Comercial units.
